Result of certificate

The asset rating was based on DIN V 18599 for non housing buildings. The building was erected in 1996. Nevertheless it fulfills the requirements of EnEV 2007, the German implementation of the EPBD for existing buildings. This is primarily due to the low transfer coefficient (calculated as 0,58 W/m²*K). This has to be compared with the values of the reference building (existing buildings (1,92 W/m²*K) and new buildings (1,37 W/m²*K)).

As a consequence and considering the HVAC –Systems and the energy carrier used the primary energy demand is only 318 kWh/m"*a compared to 395 kWh/m²*a for the reference building. The building almost meets the requirements for new buildings which would be 282 kWh/m²*a. Thus the asset rating gives the impression that the performance of the building is quite good.

The operational rating delivers a similar picture. The energy consumption of the building is rated as medium looking at the slide ruler. Both heating energy and electric energy consumption are lower than those of the reference building

Even considering that asset and operational rating references different kind of energies (primary or end energy respectively) they don't seem to be comparable. This can also be seen from the he following figure where we compare results of different asset calculations with the actual consumption of heating energy.

We can easily see that differences are primarily due to the modelling of ventilation in the DIN V 18599. We therefore repeated the asset calculation using the option of choosing individual conditions for outdoor climate and operation of the HVAC systems (Individual Calc 2008). The differences almost disappeared. This makes us very confident to be able to find ways to apply EPBD results not only for asset calculations but also to derive operation goals.
